The colophon
This page is a margin — the writing that sits beside the file, after the viewing, before anyone is asked to sign.
Kohinoor keeps a private desk at 103, Regina Tower, JVC, Dubai. The Margin is not a feed of units and not a market bulletin. Each issue is a note we can still stand behind: a clause, an hour on the pavement, a charge that survived the first year.
If we have not walked the floor or read the paper, there is no issue. Silence is part of the archive.

Shade at noon, school-gate traffic, the lift at eight. A floor is judged from the pavement, not the campaign still.

Rent after vacancy, not before
What the cheque actually clears once the unit has sat empty, the agency fee is paid, and the service charge is on the table.

The hour that tells you the floor
Walk it at seven. Noon is a performance.
A viewing booked for midday is a room under lights. The floor you will live on reveals itself before the school run, or after the last lift of the evening.
We do not publish ranked lists of communities. We publish the hour. Stand on the pavement at seven and you will hear the service road, the school gate, the bin collection, the call to prayer against the glass. That is the note. The still from the launch will not hold it.
If the unit only works with the curtains drawn and the AC at sixteen, it is not a quiet floor — it is a floor that has been staged for an hour. Ask to return at a time the agent would rather not. The second visit is the one we write.

What will not be set in type
The Margin is shorter because of what it refuses. Four things do not leave this desk as an issue.
Launch copy
We will not reprint a developer's campaign as if it were a note from the desk.
Ranked communities
No top-ten streets. A household's school gate is not another household's yield.
Promised yields
A cap rate on a brochure is not a cheque. We print what cleared, or we print nothing.

How an issue is made

Before a word is set
The note begins on the pavement and in the lift. If we have not stood in the room, there is no issue.

The clause, the charge, the hour. We write what bound us on the visit — not what the listing asked us to say.

When it can still be stood behind
A margin note is dated. If the paper changes, the next issue corrects the last. We do not quietly edit the archive.

A household arriving
Which hour should we insist on seeing?
The one the listing will not offer. Ask for seven, or for after the last school pickup. That is the floor you will keep.
An owner with a number
Can you print what the service charge became?
Yes — if we have the statement. We will not guess a figure to make a sale look clean.
A tenant who will stay
Is the Ejari the whole paper?
It is the registration. The cheque dates, the inventory, and who holds the deposit are the rest of the note.

Is this a blog of listings?
No. Listings live on the property pages. The Margin is the written record after a viewing or a reading of paper — dated, signed by the desk, and not for sale.

Can I ask for a note on a specific floor?
Write the community, the building if you have it, and the question that will not leave you. We reply from Regina Tower. If we have not walked it, we will say so rather than invent a paragraph.

Do you publish paid developer features?
No. A house we have walked may appear in a Clock or Paper note. It will not appear as a sponsored still.
D
How often does an issue go out?
When there is something to stand behind — usually a fortnight. We do not fill a calendar for the sake of a feed.
